Dong Nai ensures progress of social housing projects

According to an inspection conducted by the Department of Construction in late July 2026, 16 social housing and worker housing projects currently under construction across Dong Nai are generally on schedule.

Construction work is underway at the workers’ dormitory project in Ho Nai Ward.

Maintaining construction momentum on these projects will help increase housing supply for low-income people, laying a foundation for industrial development, investment attraction, and social welfare.

In late July 2026, the Department of Construction coordinated with local ward and commune authorities to inspect 16 social housing and worker housing projects with a combined scale of more than 10,000 apartments across the city. Initial findings showed that the projects were generally keeping pace with the schedules set out in investment policy approvals and commitments made by developers. Many projects are entering the final stages of construction, preparing for topping-out ceremonies or apartment handovers.

On the morning of July 31, at a social housing project on a site of about 3.5 hectares in Trang Bom Ward, with nearly 1,000 apartments planned, machinery, equipment, robots, and workers were busy carrying out large-scale piling work. A representative of Khang Nam Real Estate & Construction Environment Group JSC, the project developer, said three contractors were working simultaneously on three apartment blocks to shorten construction time and ensure the committed schedule.

From July 27 to 31, 2026, the Department of Construction conducted on-site inspections of 16 social housing and worker housing projects across Dong Nai. The inspections aimed to assess progress, address difficulties arising during implementation, and ensure that the projects are completed as scheduled, contributing to the target of developing 8,000 social housing units in 2026 and 65,000 units during 2026–2030.

According to the developer, the critical-path schedule registered with the city People’s Committee and the Department of Construction is generally being met. The company and its contractors are mobilizing all available resources to top out the project in December 2026 and complete and put it into operation in the second quarter of 2027. The project is expected to contribute to Dong Nai’s social housing targets while meeting the housing needs of workers, employees, low-income people, and other eligible beneficiaries of housing policies.

At the workers’ dormitory project in Ho Nai Ward, developed by Vietnam Precision Industrial JSC, construction is nearing the topping-out stage. Nguyen Vuong Tan Binh, the project director, said construction began in February 2026 and has now reached the fifth floor of the six-story building, with completion expected by the end of 2026.

“This is the third residential block our company has invested in for workers, comprising nearly 90 apartments along with other functional facilities. Once it is completed, the company plans to invest in a fourth block to further meet workers’ housing needs,” Binh said.

According to the Department of Construction, the projects are generally meeting the schedules set out in their investment policy approvals. “The inspections are intended to promptly identify difficulties and obstacles so they can be addressed, ensuring that projects are implemented on schedule, in compliance with regulations and with the required construction quality,” said Vo Thanh Binh, an official from the Department of Construction’s Housing and Real Estate Market Management Division.

Progress must go hand in hand with quality

With nearly 5 million residents and 44 operating industrial parks, Dong Nai has a huge demand for housing among workers and low-income people. Social housing is therefore not only a matter of social welfare but also an important factor in retaining workers, enhancing the province’s attractiveness to investors, and driving economic growth.

Construction is underway on a social housing project in Phuoc Tan Ward, one of 16 new projects inspected by the Department of Construction.

At the Social Housing Apartment Project under the Trang Bom Residential and Supermarket Project in Trang Bom Ward, Bui Thi Han, a worker at Bau Xeo Industrial Park, said her family had been living in cramped rented accommodation for years while rental costs continued to rise. “For many years, my family has had to rent a cramped room, while costs have continued to increase. I therefore hope the project will be completed soon so workers will have more opportunities to buy homes,” Han said. She added that having stable housing would allow her and her husband to work in the area for the long term while giving their children better conditions for studying.

Duong Van Viet, Deputy Director for Legal Affairs, Project Area 2 at Dong Nai Rubber Real Estate One Member Liability Company Limited, said the company is developing a social housing apartment project with more than 560 units in Trang Bom Ward. The project is about 30% complete, and construction is being accelerated, including structural works, electrical systems, fire prevention and fighting systems, technical infrastructure, and landscaping. The project is expected to be topped out by the end of 2026.

Viet said that, alongside maintaining construction progress, the company is paying particular attention to completing legal procedures and infrastructure and coordinating with banks to help residents access preferential loans. “This is necessary so that once the project is completed, residents can move in immediately without having to wait,” he said.

During the inspections, several developers also proposed that the Department of Construction help resolve difficulties involving electricity connections, roads, supplies of construction materials, and fluctuations in the prices of sand, stone, and steel. Businesses also said that a shortage of construction workers, amid the large number of projects being implemented across Dong Nai, as well as the impact of the rainy season, was putting additional pressure on construction schedules.

Monitoring project progress is a regular management activity carried out by the authorities to ensure timely supervision and address difficulties, helping projects stay on schedule. What residents are waiting for is the early completion of projects now under construction, increasing the supply of reasonably priced housing on the market. When stable housing is secured, workers will have greater peace of mind and be more willing to remain with their employers and in the locality over the long term. This, in turn, will provide an important foundation for Dong Nai’s industrial and urban development and its pursuit of sustainable economic growth.
