Twenty two years after its establishment, D2D is now one of the fastest-growing companies in Dong Nai Province while contributing significantly to the provincial urban and industrial development with its successful projects in Bien Hoa, Long Thanh and Nhon Trach.
Nguyen Xuan Dinh, general director of D2D, talked with the Weekly on the strategy which has helped his company gain a pre-eminent position in Dong Nai and make a breakthrough even during the tough times of the real estate market.
Q.: In brand building, D2D has challenged itself with a host of product categories, from industrial and residential areas, to roads, traditional markets and luxury condos. How could D2D be bold enough to pour huge sums into the sectors totally new to the company?
A.: First of all, D2D makes investment decisions when foreseeing the positive effects that such projects would offer the locality, local people and the company itself. Furthermore, in the past few years, Dong Nai has aggressively improved its investment environment and tried its best to tackle difficulties of enterprises, which has caused us to feel reassured about and more confident in our investment decisions.
Is such confidence in the investment environment of Dong Nai the biggest motivation for D2D to invest in Nhon Trach 2 Industrial Park (IP), welcoming investors to Dong Nai to do business?
Exactly. Dong Nai is one of the best localities in the country to invest in and earn one’s living. Over the past years, the province has always been among the country’s leading destinations in terms of investment results, which is the best answer to the appeal of the investment environment of Dong Nai.
Ten years have passed since Nhon Trach 2 IP was put into operation, and now we can affirm that this IP is not only a success of D2D but also a favorable destination for investors to grow strong. Completed in 2003, Nhon Trach 2 IP has marked a new milestone in the history of D2D and helps our company confirm its position in the industrial property sector. Nhon Trach 2 IP is considered one of the most modern IPs being the fastest investment attraction in Dong Nai. Up to now, 276 hectares of the IP has been occupied, accounting for 96% of the total land for lease. We have received 55 companies from South Korea, Taiwan, Japan, Malaysia and Brunei, which bring in a total investment of US$1.6 billion. Businesses in Nhon Trach 2 IP are creating jobs for about 13,000 workers.
In the field of residential property, D2D has also left an impression with many sizable projects. Especially, with the city market area and Quan Thu Market in Long Thanh, a project of the high-end segment, D2D has made a breakthrough in a lackluster market. Could you tell us which the key to the appeal of D2D projects is?
We always keep in mind that products with good locations, reasonable prices and multiple utilities will be embraced by customers, depending little on a good or bad market. Now, customers are not simply buying a product, but buying the utilities, the values added to one project in relation to the overall planning and the reputation of the investor. Our secret is to launch products meeting the taste of customers, which have prime locations, high use value, good living space, sufficient connectivity infrastructure, reasonable prices, and especially the probability of providing both secondary investors and customers with benefits.
In the city market area and Quan Thu Market in Long Thanh, the fact that 85 townhouses at a price of VND2.6 billion per unit and over 300 townhouse land lots priced from VND850 million each were sold in just a short time is a great achievement of D2D in 2013. Such a result has a special meaning in the context of a difficult market which is being driven by the segment of products having small area and low price.
To ride out the tough times, other businesses tend to restructure themselves aggressively, getting financially prepared to carry out long-term projects when the market rebounds. How about D2D?
D2D goes for quality not quantity, doing whatever we are financially able to do and growing on our own potentials and strengths. We adopt a “prudent decision, steady advance” strategy, and eye sustainable development as our primary objective to ensure the long-term path. Therefore, D2D always focuses on the two issues, arranging funds for our projects and structuring our investment portfolio in a reasonable manner. Regarding funding, the preparation of stable financial resources is the goal that D2D has been pursuing. That is because the real estate market requires its players to be financially strong to operate in the long run. Without sustainable financial resources and investment experience, businesses would easily end up incurring bad debt and ruining their own breadwinners. The reason why D2D has been able to survive the tough times is that our company has always been financially independent, not depending on loans.
Regarding the investment portfolio, D2D is making investments prudently with a focus, only spending on the feasible projects and avoiding scattered investment. Therefore, D2D has determinedly axed the mammoth projects which turn out to be unviable. Currently, Thong Nhat Ward Residential Area and Loc An Residential Area are the two key projects which D2D is devoting effort on. In addition, D2D is studying and considering a number of new projects to generate products for the future.
With your experience in operating a business for many years, apart from a strategic vision, what do you think is an indispensable quality of a successful businessman?
I think great foresight is an important quality. A business leader who fails to feel the pace and the health of his business cannot run it well. Moreover, there should be the ability to predict the situation, or more precisely, the ability to sense the risks and put forward all viable measures to resolve the situation, instead of staying passive.
And, another quality that a business leader should have is knowing how to share their interest and responsibilities with colleagues in a proper manner, meaning knowing how to resonate the collective strength and spirit with a sense of sharing. Furthermore, if not knowing how to share the issues, a business leader would easily be overloaded with too many responsibilities and commit mistakes when performing their duties. I’m operating D2D following a power-sharing mechanism, and of course, I have to keep an eye on my fellows to guild them, correct them and render them better and better.
