The Dong Nai Land Development Center has recently issued a report updating the progress of compensation and site clearance for the project to convert Bien Hoa 1 Industrial Park into an urban - commercial - service area.
According to the report, of the nearly 320.3 hectares slated for land clearance and recovery, the priority compensation zone for the urban - commercial - service area (area 1), covering 50.5 hectares, has reached 88% cleared land, equivalent to 44.6 hectares.
Among the 11 enterprises in this area, 4 enterprises have completed land handover, including: Tan Mai Group Joint Stock Company (17.7 hectares), Vietnam Electric Cable Corporation (more than 2 hectares), Mien Dong Joint Stock Company (more than 1.2 hectares), and Texma Vina Wash Company Limited (more than 3,500 square metres).

Priority Area 2, designated for compensation to develop an urban - political - administrative zone, covers 103.5 hectares, with 70.4 hectares of land already cleared, equivalent to 68%. Area 3, planned for an urban - commercial - service zone, spans 175 hectares, with 74.4 hectares cleared, or 43%. These figures include areas where site clearance has been completed but not yet handed over due to incomplete clearance of the entire area.
Many enterprises have committed to handing over land in December 2025 and early 2026.
To date, the inventory and verification of land origin have been completed for all 68 companies involved. The Dong Nai Land Development Center has submitted dossiers to the Tran Bien ward People’s Committee for appraisal and approval of compensation plans in eight batches, covering a total area of 237.7 hectares for 67 out of 68 companies. The Tran Bien ward People’s Committee has issued 61 land recovery decisions, totaling 220.7 hectares.
For the remaining cases, land recovery decisions are expected to be issued in December 2025, following the approval of the compensation plans.
