Dong Nai City has nearly 90 planned industrial parks (IPs), covering more than 43,000 hectares. The city's northern area, where considerable room for industrial development remains, is being promoted by city authorities as a key destination for foreign direct investment (FDI), supported by the most favorable investment incentives and business support policies.

Alongside investment incentives and streamlined administrative procedures, the city is investing heavily in transport infrastructure linking its northern and southern areas, as well as the seaport network and Long Thanh International Airport. The projects are expected to reduce logistics costs and improve connectivity for manufacturers operating in northern IPs, facilitating cargo transportation and supporting production and business activities.
Expanding IP infrastructure
According to the Dong Nai Economic and Industrial Zones Authority, by the end of June 2026, the city had completed planning adjustments to meet industrial land demand through 2030 for all planned IPs. Of these, 44 IPs, covering more than 15,000 hectares, are already operational. Equipped with well-developed technical and social infrastructure, they have attracted numerous manufacturing projects and play a vital role in industrial growth, employment creation, and local budget revenue. Meanwhile, 45 additional IPs, totaling more than 28,000 hectares, are scheduled for development during the 2021-2030 period.
In northern Dong Nai, several IPs, including Chon Thanh I IP in Chon Thanh ward, Minh Hung-Korea IP in Minh Hung ward, and Dong Xoai II IP in Dong Xoai ward, have already reached full occupancy. Industrial parks, including Becamex-Binh Phuoc, Minh Hung-Sikico, and Dong Xoai I, are currently attracting investment and can accommodate investors seeking large-scale land areas. The city is also expediting procedures to expand the area of industrial parks under the Phuoc Binh 2 IP, Tan Khai II IP, Bac Dong Phu Phase II IP, Nam Dong Phu Phase II IP, and the IP within the Hoa Lu Border Gate Economic Zone projects.
The available industrial land presents significant opportunities for both domestic and foreign investors, particularly multinational corporations seeking large-scale production sites. To proactively attract investors, city authorities instructed relevant departments, agencies, and industrial park infrastructure developers to conduct investment promotion activities in various countries and territories during the first six months of 2026.
An ideal investment environment
With its large, contiguous areas of ready-for-development industrial land, northern Dong Nai is considered well-suited for new manufacturing projects, particularly large-scale production facilities and supporting industries.

Speaking at a meeting between Dong Nai leaders and a delegation from the Ministry of Foreign Affairs and heads of Vietnamese representative missions abroad in April 2026, Huynh Thanh Chung, General Director of Hai Vuong Production, Construction, Trade and Agriculture JSC, said Dong Nai still possesses significant development potential, supported by a well-planned IP network and synchronously developed transport infrastructure.
Hai Vuong is developing Minh Hung–Sikico IP in Tan Khai ward. The 655-hectare park is already more than 60% occupied, with investors from China, the Republic of Korea, and several other countries.
Chung expressed hope that stronger connections with Vietnamese representative missions abroad, ambassadors, and commercial counselors would help the company expand its outreach to potential investors. He also called for greater access to market intelligence and business information from different countries and territories to support more targeted investment promotion efforts.
During recent meetings with ambassadors, consuls general, and business delegations exploring investment opportunities in Dong Nai, Nguyen Kim Long, Member of the City Party Standing Committee and Standing Vice Chairman of the Dong Nai People's Committee, called on existing investors to expand their operations and increase investment capital and encouraged wider adoption of advanced manufacturing technologies, while inviting new investors in high-tech, semiconductor manufacturing, and environmentally friendly industries to establish projects in the city's IPs.
The city has introduced several preferential policies for enterprises investing in IPs in northern Dong Nai. While located farther from major seaports and airports, IPs in northern Dong Nai offer competitive land rental rates and convenient access to raw materials and agricultural processing industries, giving investors additional cost advantages. City leaders have pledged to provide comprehensive support to investors throughout the entire investment process, from site selection and project preparation to administrative procedures and project implementation.
According to the City Statistics Office, Dong Nai attracted nearly US$1.5 billion in FDI during the first half of 2026, including both newly licensed projects and additional capital for existing ones, maintaining its position among Vietnam's leading localities in FDI attraction. The strong inflow of investment underscores growing confidence among foreign businesses in Dong Nai's investment climate, particularly in manufacturing, supporting industries, and logistics.
