AEONMALL Vietnam Co., Ltd. gets land lease for shopping centre project in Tran Bien ward

According to Decision No. 20/QD-UBND dated January 6, signed and issued by Vice Chairwoman of the Dong Nai Provincial People’s Committee Nguyen Thi Hoang, the Dong Nai Provincial People’s Committee has approved the lease of 100,994 square metres of land in Tran Bien ward, Dong Nai province to AEONMALL Vietnam Co., Ltd. The land was acquired by the company through the transfer of part of a project from Viet Phat Group Joint Stock Company to implement the Aeon Mall Bien Hoa Shopping Center Project, in accordance with Decision No. 2658/QD-UBND dated November 12, 2025, approving the adjustment of the investor, issued by the Dong Nai Provincial People’s Committee.

The land use purpose is commercial service land. The land lease term extends until August 10, 2073, based on the remaining land use term previously allocated to Viet Phat Group Joint Stock Company. The land use form is a lease from the State with a one-time rental payment for the entire lease period.

The Dong Nai Provincial People’s Committee assigned the Department of Agriculture and Environment to transfer cadastral information of the land area to the tax authority for determining the amounts arising from the project transfer in accordance with tax administration regulations, which Viet Phat Group Joint Stock Company and AEONMALL Vietnam Co., Ltd. are required to pay as prescribed. The department is also responsible for issuing certificates of land use rights and ownership of assets attached to the land, and for handing over the certificates to AEONMALL Vietnam Co., Ltd. after all financial obligations have been fulfilled in accordance with the regulations.

The Dong Nai Provincial Tax Department is responsible for determining the amounts arising from the project transfer in accordance with tax administration regulations, which Viet Phat Group Joint Stock Company and AEONMALL Vietnam Co., Ltd. must pay, pay additionally, or be refunded (if applicable) as prescribed by law.

The Dong Nai Provincial People’s Committee also assigned tasks and responsibilities to the People’s Committee of Tran Bien ward, Viet Phat Group Joint Stock Company, and AEONMALL Vietnam Co., Ltd. to organize the implementation of several contents.
