On January 13th, according to Le Thanh Dien, Deputy Director in charge of the Provincial Land Fund Development Center, the first land auction at Bien Hoa 1 Industrial Park, located in Tran Bien Ward, Dong Nai Province, is scheduled to take place in the first quarter of 2026.

This land parcel, covering over 51 hectares, is planned for development as a mixed-use urban, commercial, and service area in Tran Bien Ward. It is located on Le Van Duyet Street (stretching from the Vung Tau Intersection to An Hao Bridge), with frontage along the Dong Nai River. It borders National Highway 1 as well as the area designated for the Dong Nai Provincial Political-Administrative Center.
Currently, nearly 100% of the land has been cleared. Under the approved plan, over 21.5 hectares of land will be auctioned for residential, commercial, and service use, as well as healthcare, education, and cultural facilities. The remaining area not subject to auction is planned for transportation, green spaces, water bodies, parking lots, and the preservation of certain existing technical infrastructure facilities.

Bien Hoa 1 Industrial Park is undergoing a functional conversion, with a total land area of approximately 329 hectares to be reclaimed. The site is divided into three zones: the aforementioned mixed-use urban-commercial-service area is Priority Area No. 1, the Dong Nai Provincial Political-Administrative Center is Priority Area No. 2, and the remaining area is also an urban-commercial-service zone.
