According to the development orientation of Dong Nai City, the city is focusing on unlocking resources for large-scale housing projects across four strategic spatial areas, closely linked to modern transportation infrastructure and the goal of sustainable housing for workers.
The new growth engine zone is the Long Thanh Airport urban area and the Metro railway axis. This area prioritizes mega-projects in the airport urban center, high-rise apartment complexes, and offices. In addition, there will be social housing and worker housing.
The existing central urban zone in Bien Hoa - Long Khanh - Nhon Trach focuses on upgrading living spaces and utilizing land made available through industrial conversion. It will continue to develop "super projects" along the river to create urban landscapes. There will also be social housing projects to address the housing problem right in the urban core.
The new central zone, Dong Xoai - Chon Thanh - Dong Phu, will strongly develop commercial housing along National Highways 13, 14 and new urban areas. Priority will also be given to allocating land for social housing development near new administrative centers and industrial parks.
And finally, the economic corridor and rural areas zone aim to form appropriately scaled commercial projects and develop small and medium-sized social housing.
According to city planners, this zoning strategy will help investors more easily identify investment opportunities while ensuring sufficient land reserves and housing supply for residents.
