Land price list 2026: Basically stable, creating advantages to attract investment

According to the report from the Department of Agriculture and Environment, the second draft has now been finalized. The Provincial Vietnam Fatherland Front Committee has held a social feedback conference, and the deadline for publishing the draft on the Provincial People's Committee’s Electronic Information Portal has also passed. Feedback from localities, departments, branches, residents, and the conference itself has been taken into account by the consulting unit.

The draft land price list for 2026 reflects some fluctuations compared to the current list, though not significantly. Specifically, agricultural land prices across the province have seen a slight increase, with sharper rises recorded in areas where new roads have been opened. For non-agricultural land in former Binh Phuoc, some areas saw decreases of 10–25%, and in some places, up to 40%. However, other regions experienced increases due to transportation projects. In former Dong Nai, prices remained largely stable, with increases observed in certain areas where transportation projects are underway or soon to be implemented.

For special areas, such as islands and islets, industrial zones and clusters, non-agricultural production facilities, and mining sites, most land prices are either maintained at current levels or slightly increased to ensure appropriateness and stability.

The Department of Agriculture and Environment assessed that the draft land price list proposed by the consulting unit aligns with survey results, closely reflects actual market fluctuations, and ensures a balance of interests and consistency in land management. At the same time, the adjustment is expected to have a positive impact on socio-economic development, the investment environment, the implementation of land-related policies, as well as the income and livelihoods of households, individuals, and organizations using land.

Vice Chairwoman of the Provincial People's Committee Nguyen Thi Hoang stated that the annual land price list, to be applied for the first time starting in 2026, holds significant importance for the development of Dong Nai province. The timely issuance of the new land price list enables the province to establish a pricing framework that closely reflects market values, providing a transparent basis for calculating taxes, fees, compensation, and support in cases of land recovery. It also helps narrow the gap between State and market prices, thereby reducing complaints, enhancing administrative efficiency, and fostering a stable, equitable investment environment. The province’s first annual land price list is developed based on the principle of limiting significant fluctuations, contributing to improved investment appeal.

Provincial Party Standing Committee

The Provincial People's Committee leader requested that the consulting unit review and incorporate feedback from council members and the review council of the Provincial Vietnam Fatherland Front Committee. In accordance with regulations, the draft land price list will be submitted to the Provincial Party Standing Committee for feedback before being presented to the Provincial People's Council for consideration and resolution.
